Comparing Gainesville & Ocala markets

A quick look at recent market data in Alachua & Marion counties reveals very similar trends.

Let's dive right in!

Ocala avg home price   Gainesville avg home price

Both markets are seeing a significant increase in average prices over the past year -- about 10% each.  The story is similar in price per square foot:

Ocala price/sqft   Gainesville price/sqft

Again, both markets are up about 10% over 2014.  Now, let's look at market activity (homes sold per month):

Ocala homes sold per month   Gainesville homes sold per month

Activity in Marion County is about 4% from 2014, while in Alachua, 10% more homes are selling per month this year.

Both Ocala & Gainesville are in a very healthy cycle right now. As of this writing, Ocala has about 6 months housing supply & Gainesville has about 5.  It's a good time to be a seller (or a listing agent) in both markets!
