Single family home prices experience January uptick, but total sales fall

A report from the Ocala/Marion County Association of Realtors indicates mixed news for the local single family housing market.

The average sale price of existing single family homes in Marion County was appreciably higher this past January than it was the January before. This past January, the average single family home sold for approximately $255,044, compared to the mean of $207,722 in January 2020. That's an increase of 22.8%, and it continues the pattern of rising single family home prices in Ocala and Marion County. This past December, the average sale price of Marion County houses rose by over 11%.

However, the total number of sales in the single family housing market experienced a decrease in the same time frame. Sales of Marion County homes fell 4.2% this past January from January of 2020. According to the report, 482 houses were sold in January of 2021, a decrease of 22 houses from the 504 that were sold in January of 2020.

On the whole, total sales of Marion County single-family homes reached $122.9 million in January, a noticeable 17.4% increase from January 2020’s $104.7 million total.
